Khata means an account is simply a document which is like a bank account has the property owner's name, location, size and other details which are essential to calculate the tax payable on that property. It is an account with the Municipality for paying your liable taxes on your property. In other words, it is a means of paying your property taxes. It is helpful in acquiring a building or trade licence or getting bank loans etc. Difference between Khata and Title Deed

A Khatha contains two very important things Khatha Certificate and Khatha Extract. Khatha Certificate is required for property registration and transfer of property from the owner’s name to another person’s. It also enables you to apply for water and electricity connection etc. While Khatha Extract contains the details of the property obtained from the property assessment register. It contains details of the property like its size, valuation or usage as per the latest assessment. It can be obtained by paying a nominal fees.

What does A khata and B khata means? Which is better A khata or B Khata properties?

An A khata means you are buying a property that is legal, and it will allow you to construct on it and obtain a trade or building licenses.  It is better to have an A Khata. A Khata comes under BBMP jurisdiction and B Khata comes under local jurisdiction. B Khatha holders are not entailed to have building license, trade licence or loan from banks or any other financial transactions. It is advisable to go for properties having A Khatha as in case of B Khatha you are allowed to buy or sell a site, but you will face problems when you go for construction. It is recommended to upgrade your khata. You can upgrade to A khata by paying an ongoing standard fee.
